Need advise on age of car to buy in 2024 market

I am selling my 2010 Prius with 156,000 miles and need to replace it. I loved the car and like the idea of another reliable, fuel efficient, safe car. I don’t care about style or performance, although I do want a bit more luxury than before to reward myself! My salary will be about 90k and I have decent savings (though I want to save that for a house).
I’m pretty set on buying one of the following, probably a hybrid but maybe gas: Toyota Camry or Honda Accord.
I want a mid-size sedan with space for weekend trips and potentially a car seat in the back. I don’t have kids but plan to with my bf in like 2-3 years.
I want to drive this car for 10+ years and be done; however, the 2024 market seems all kinds of fucked up. Dealers seem to have a 10k markup on most cars and used car prices are historically high. I wanted to buy a 2020 to 2023 model with 10k to 30k miles to get a decent price with an essentially new car given that they can last to 200k or even 300k. But now it seems these 1 to 3 year old used cars are only a few thousand lower.
So what is the best strategy right now???
In addition to what I mentioned, I thought maybe I should buy a 1 year old car and then flip after 2 or 3 years before it depreciates too much, so that hopefully the market is better in 2026 or 2027? Idk what makes sense.

When age discrimination and health issues start affecting your prospects in the job market, which will impact your ability to secure a rental, how do you plan on surviving into your old age in this country?
Will it become a necessity to leave the country to find a lower cost of living with a higher rental vacancy rate?

Return to Treviso Grande Market?

Just started, and I’m walking through the Treviso Grande Market on the quest to recruit Lucanis. There are a handful of merchants including an Apothecary that sells two valuable items with small stat increases.
If I don’t buy them now, will she be accessible in the future or is this area just available during this quest?

I just finished that mission, and there are side quests in that region now. I also have access to the forest now, which is that beginning area with multiple side quests. I haven't gone there yet due to exploring more of the crossroad and forest.
